Inman Names Dave Liniger 'Most Influential Leader'
"Change is going to overwhelm those who don't embrace it," Dave Liniger said to a crowd of more than 1,400 industry professionals attending Real Estate Connect in New York City on Thursday, just after he was named the Inman News "People's Choice" Most Influential Real Estate Leader. The "Peoples Choice" honor is given to the real estate leader who has made the most significant contributions to the industry during the past year, based on the popular vote in an online poll. In addition to expressing his sincere thanks to Inman readers, Liniger also briefly reflected on the past 39 years that RE/MAX has operated. In particular, he called attention to changing technology as a symbol of the increasing pace of business and the importance of keeping up. "Very simply, two or three years ago, most of us had never even heard of an app or an iPhone, let alone an iPad," Liniger said. "Right now, 600,000 apps have been created for those devices in less than two years. That shows you the speed of change that's happening." He added that agents can't stick their heads in the sand if they want to remain successful. The RE/MAX organization is coming off one of the most dynamic years in its history. Among the highlights: earning two J.D. Power and Associates awards, launching the global.remax.com website, growing its worldwide presence, boosting its commercial standing, helping thousands of distressed sellers, and upgrading its programs in training, technology, social media and brand marketing. Home buying could soon beat renting By John W. Schoen, Senior Producer MSNBC
Falling home prices have sent many would-be buyers to the sidelines. If all goes well, record low interest rates and rising rents may soon prompt some of them to take a second look at buying. Unfortunately, that's a big "if," according to Paul Diggle, a housing economist at Capital Economics. Much of the decision to buy a house still depends on your personal finances and preferences, your career or family life, or level of financial security. But if youre comparing just the cost of owning and renting, buying a house may soon be the better choice, according to Diggle. Until recently, home ownership was no bargain compared to renting, according to his analysis. A 33 percent drop fall in home prices, a plunge in mortgage rates and 15 percent rise in rents since the housing crash has evened the scales. Today, the median monthly mortgage payment of about $700 has fallen to about the level of a median monthly rent check. If mortgage rates keep falling and rents keep rising, the equation will tip even further toward owning. But that analysis doesnt include the total cost of owning versus renting. A full accounting includes closing costs, maintenance, insurance and property taxes, tax savings from mortgage deductions, gains or losses from home equity, among other factors. Renters have to think about broker fees and future rent hikes. Both have to make assumptions about future trends in housing prices and rents. When you take those factors into account which Diggle has done with a homegrown calculator someone who plans on staying put for seven years would come out ahead by about $9,000 if they bought a median-priced home rather than being a tenant in a median-priced rental. Diggles calculation assumes that rents keep rising by about 3 percent a year and that house prices stay flat in 2012 and 2013 and begin rising in 2014 at about 3 percent a year. If house prices fall further, all bets are off, said Diggle. In that case, the renters come out ahead. At the moment, (that) downside scenario is more likely to materialize than the upside one, he said. Even if Diggle's calculator were to signal a strong buy for home ownership, he doesnt expect that would spark a buyers' stampede. Most first-time buyers or households who lost a home to foreclosure dont have the 20 percent down payment many lenders are insisting on. They may also have trouble getting a mortgage without a credit score of 700 or more a higher bar than the 650 score that was the norm for the past two decades. A large share of the population has dropped out of the pool of potential buyers, he said. Given that the choice between owning and renting a home is a luxury than many Americans simply do not have, the fact that this does appear to be the time to buy will have only a minimal effect on actual sales. Accordingly, we expect only a modest housing recovery over the next few years." Delays help push foreclosure rate to lowest since pre-recession RealtyTrac report anticipates higher rate in 2012 than 2011 Article From: updated 1/12/2012 8:00:11 AM ET
NEW YORK About 1.9 million homes entered the foreclosure process in 2011, the lowest level since 2007 when the recession began, according to a report Thursday by the foreclosure listing firm RealtyTrac Inc. The firm cautioned that the decline does not necessarily indicate that the housing market is getting better, as many foreclosures have been delayed due to confusion over documentation and legal issues involved in the process. There have also been problems with the way some lenders were handling foreclosures. Specifically, signing off on home foreclosures without first verifying documents a practice referred to as "robo-signing." Many of the nation's largest banks reacted by temporarily ceasing all foreclosures, re-filing previously filed foreclosure cases and revisiting pending cases to prevent errors. "Foreclosures were in full delay mode in 2011, resulting in a dramatic drop in foreclosure activity for the year," RealtyTrac CEO Brandon Moore said in a statement. The listing firm anticipates that 2012's foreclosure rate will be higher than last year's, but will remain below the peak of 2010. High unemployment, a sluggish housing market and falling home values remain major factors in homeowners falling behind on their mortgage payments. Many borrowers also have simply stopped paying their mortgage because they owe more on the mortgage than the home is worth. RealtyTrac said that 2011's foreclosure activity is 34 percent lower than 2010 and the lowest since 2007. The Great Recession began in December 2007 and ended in June 2009. In 2011, Nevada, Arizona and California were among those with the most foreclosures. Other states among those with the highest foreclosure rates for the year were Georgia, Michigan, Florida, Illinois, Colorado and Idaho. The company said that December's foreclosure filings on 205,024 homes were the lowest monthly total since November 2007. The figure was also 20 percent below the prior-year period's results. In the fourth quarter, there were foreclosure filings for 586,133 homes in the U.S., down 27 percent from a year earlier.
